Traspaso de alquiler Apartamento 1.5 en Witikon (Zürich) Se busca 1 o máximo 2 personas para realizar un traspaso de alquiler (Nachmieter) de un apartamento de 1.5 habitaciones situado en Witikon (Zürich), un barrio muy tranquilo y agradable, a unos 25 minutos en transporte público de Zürich HB. Alquiler: CHF 1.370 al mes (gastos incluidos). Entrada: (Indicar fecha: 23 de septiembre / 1 de octubre o la que confirme la inmobiliaria). Duración del contrato: hasta el (indicar día) de mayo de 2028. El contrato no puede prorrogarse, ya que el edificio será demolido y todos los inquilinos deberán abandonar las viviendas en esa fecha. Se permiten animales. Si tienes coche, existe la posibilidad de alquilar una plaza de garaje en el parking situado junto al edificio. La plaza se solicita directamente a la inmobiliaria y el coste es independiente del alquiler del apartamento. Buscamos personas responsables y respetuosas con las normas de convivencia del edificio (lavandería compartida, zonas comunes, etc.). Requisitos obligatorios La inmobiliaria únicamente aceptará candidatos que cumplan TODOS los siguientes requisitos: Tener permiso B (u otro permiso que acepte la inmobiliaria). No tener deudas en Suiza. Será obligatorio presentar un extracto oficial del Betreibungsregister (registro de deudas) completamente limpio. Presentar las 3 últimas nóminas, con unos ingresos mínimos aproximados de CHF 4.110 netos al mes (o el equivalente entre ambos titulares si entran dos personas). El apartamento es de 1.5 habitaciones, por lo que solo pueden registrarse un máximo de 2 adultos. Estar dispuesto a asumir el contrato en las mismas condiciones y en la fecha acordada con la inmobiliaria. Por favor, si no cumples alguno de estos requisitos, no nos escribas, ya que la inmobiliaria rechazará directamente la solicitud y solo nos haríamos perder tiempo mutuamente. Mobiliario El apartamento se alquila sin amueblar, pero nosotros hemos comprado todo el mobiliario de la vivienda y, como condición del traspaso, deberá adquirirse obligatoriamente por CHF 250. Por ese precio se incluye: Sofá. Mesa de centro. Mesa de comedor extensible. 3 sillas negras. Lámpara del salón. Mueble de televisión. Mueble de salón con cajones y dos vitrinas. Armario alto con espejo. Cómoda. Armario de tela. Escritorio/tocador. 2 sillas blancas. Mesita de noche. Colchón doble. Colchón individual (guardado en el trastero). Perchero. Zapatero/mueble de entrada. Butaca para la entrada (ideal para ponerse los zapatos). Estantería de cocina de cuatro baldas con ruedas. Estantería pequeña de cocina. Soporte para servilletas. Cortina de ducha. Balda para la ducha. Bombillas adicionales del baño. Carro de la compra. Además, regalamos un pequeño mueble auxiliar situado debajo de la encimera de la cocina. Opcional (si te interesa) También podemos vender algunos electrodomésticos y accesorios aparte: Televisión: CHF 120. Minicongelador: CHF 70. Lo recomendamos mucho porque el congelador que trae la cocina es bastante pequeño. Microondas prácticamente nuevo: CHF 60. Dos ventiladores: CHF 10 cada uno. Información importante El apartamento dispone de: Terraza. Altillo. Trastero (búnker) muy amplio en la planta inferior. Lavandería compartida. Buzón propio. El nombre del timbre puede cambiarse fácilmente colocando una pegatina encima del actual. Se entregarán todas las llaves de la vivienda, del buzón y de las zonas comunes, y deberán devolverse todas al finalizar el contrato. Muy importante: cuando finalice el contrato, el (indicar día) de mayo de 2028, el apartamento deberá entregarse completamente vacío, sin muebles ni pertenencias, tal y como exige la inmobiliaria para devolver íntegramente la fianza. Lease Transfer 1.5-Room Apartment in Witikon (Zurich) We are looking for 1 or a maximum of 2 people to take over the lease (Nachmieter) of a 1.5-room apartment located in Witikon (Zurich), a quiet and pleasant neighborhood approximately 25 minutes by public transport from Zurich HB (Main Station). Rent: CHF 1,370 per month (utilities included). Move-in date: September 23 / October 1 (or another date confirmed by the property management). Lease duration: Until May 31, 2028. The lease cannot be extended, as the building is scheduled for demolition and all tenants must vacate by that date. Pets are allowed. If you have a car, you may rent a parking space in the garage next to the building. This must be arranged directly with the property management, and the parking fee is separate from the apartment rent. We are looking for responsible and respectful tenants who will follow the building rules (shared laundry room, common areas, etc.). Mandatory Requirements The property management will only consider applicants who meet ALL of the following requirements: Hold a valid B Permit (or another residence permit accepted by the property management). Have no outstanding debts in Switzerland. A clean official extract from the Betreibungsregister (debt collection register) is required. Provide the last 3 salary slips, showing a minimum net monthly income of approximately CHF 4,110 (or the combined income if there are two tenants). The apartment is a 1.5-room apartment, so a maximum of 2 adults may be registered. Be willing to take over the lease under the same conditions and on the agreed date confirmed by the property management. Furniture The apartment is rented unfurnished, but we purchased all of the furniture ourselves. As a condition of the lease transfer, the furniture must be purchased for CHF 250. All apartment keys will be handed over, including 3 sets of keys, mailbox keys, and keys for the common areas. All keys must be returned at the end of the lease. Very important: When the lease ends in May 2028, the apartment must be returned completely empty, with no furniture or personal belongings, and thoroughly cleaned, as required by the property management in order to receive the full security deposit back.
