Wir haben ein Eigenheim gekauft und suchen deshalb per 1. Oktober 2026 oder nach Vereinbarung (auch früher möglich) einen Nachmieter für unsere 4.5-Zimmer-Dachwohnung mit 171 m² im Bruchquartier. Vertragsübernahme zu unveränderten Konditionen, optional mit Einstellplatz (CHF 180). Das Herzstück ist der offene Wohn- und Essbereich mit rund 76 m²: ein aussergewöhnlich grosser, heller Raum mit weissem Marmorboden, Cheminée sowie mehreren Dachfenstern und Lichtbändern, die für viel Tageslicht sorgen. Dazu kommen drei Zimmer mit Parkett, eine separate Küche mit V-Zug-Geräten und eigener Waschmaschine und Tumbler direkt in der Wohnung, ein Bad mit Duschwanne plus ein separates Dusch-WC sowie der 14 m² grosse Balkon mit Bergsicht. Einbauschränke im Korridor, ein Reduit und ein Kellerabteil bieten viel Stauraum. Die Lage verbindet Zentrumsnähe mit kurzen Wegen: Aldi im gleichen Block, Migros und Coop in weniger als 5 Gehminuten, Bushaltestelle Gütsch 2 Minuten entfernt, Autobahnanschluss in unmittelbarer Nähe. Das Naherholungsgebiet Gütschwald erreicht man in 10 Gehminuten oder bequem mit dem Gütsch-Lift (2 Minuten entfernt). Die Wohnung liegt sehr ruhig zum Innenhof. Haustiere sind erlaubt. Das Gebäude wird aktuell umfassend saniert: Bis Herbst 2026 sind sämtliche Fenster, die Dachisolation und der Balkon komplett erneuert. Alle Fenster und Oblichter erhalten eine elektrisch gesteuerte Beschattung. Wir freuen uns auf eure Nachricht und zeigen die Wohnung gerne bei einer Besichtigung. --- We have bought our own home and are therefore looking for a tenant to take over the lease of our 4.5-room attic apartment (171 m²) in the Bruch quarter, available from 1 October 2026, by arrangement, or earlier if preferred. The lease is taken over at unchanged conditions, optionally with an indoor parking space (CHF 180). The heart of the apartment is the open living and dining area of around 76 m²: an exceptionally large, bright space with white marble flooring, a fireplace, and several skylights and light bands that let in plenty of daylight. In addition, there are three rooms with parquet flooring, a separate kitchen with V-Zug appliances and its own washing machine and tumble dryer right in the apartment, a bathroom with bathtub and shower plus a separate WC with shower, and the 14 m² balcony with mountain views. Built-in wardrobes in the hallway, a storage room, and a cellar compartment provide plenty of storage space. The location combines proximity to the city centre with short distances: Aldi in the same block, Migros and Coop less than a 5-minute walk away, the Gütsch bus stop 2 minutes away, and the motorway access close by. The Gütschwald recreation area can be reached in a 10-minute walk or conveniently via the Gütsch funicular (2 minutes away). The apartment is very quiet, facing the inner courtyard. Pets are allowed. The building is currently undergoing a comprehensive renovation: by autumn 2026, all windows, the roof insulation, and the balcony will have been completely renewed.
