I am renting a furnished single room of approximately 12 m² in my centrally located apartment in Zurich 8004, near Bäckeranlage and Langstrasse. The room is exclusively for one person. Couples or shared occupancy are not possible. The apartment is a non-smoking household, pets are not allowed. Move-in: from August 21, 2026 Monthly rent: CHF 1,200, all inclusive Rent deposit: CHF 3,600, equivalent to three months' rent The rent includes the fully furnished room, electricity, internet, SERAFE, general ancillary costs, as well as the use of the washing machine and tumble dryer. There are no additional monthly costs. The sublease agreement will initially be concluded for six months and can be extended thereafter by mutual agreement. A long-term solution is possible if the cohabitation works well for both parties. The sublease must be approved by the property management. COMMUNITY AREAS The kitchen is fully equipped with oven, microwave, dishwasher, refrigerator, freezer, and dining area. The space in the refrigerator and freezer is fairly divided. The bright living room is furnished with a sofa, large table, and TV. There is also a small shared balcony. The bathroom has a bathtub with shower option, sink, mirror, and storage space. Cleanliness, order, and respectful use of the community areas are important to me. In the building, there is a washing machine and tumble dryer available. They are shared by about six households and can be reserved via a laundry schedule. ABOUT ME AND COHABITATION I am 49 years old, originally from Peru, an economics engineer, and work in the insurance industry. My eight-year-old son is with me about twice a month, usually from Friday afternoon to Tuesday morning. He is very quiet, polite, and well-behaved. I am fully responsible for him. The subtenant is not expected to provide childcare or help with household chores. I am looking for a quiet, clean, reliable, respectful, and organized person who values a pleasant, independent, and uncomplicated cohabitation. The room is suitable for working professionals, weekly commuters, or students with sufficient financial security. German or English is sufficient for daily communication. Spanish would be a plus, but it's not a requirement. LOCATION Tram 8 is about a 2-4 minute walk away, bus 31 about 3-5 minutes. The Zurich main station is about a 15-20 minute walk. There are numerous cafes, restaurants, bars, and shopping opportunities in the area. Due to the central location, it can be lively outside from time to time. However, the apartment has well-insulated windows, relatively thick walls, and a well-insulated entrance door. There is no private parking available. REQUIREMENTS Interested persons should be able to provide a valid identity document and residence permit, an employment contract in Switzerland or sufficient financial security, private liability insurance, and a current debt collection register excerpt. For students, a guarantee from their parents is also possible.
